Importance of Developing Areas
(Article written - December, 2011)
Like always I face a million dollar question from every second of my clients – “Where should I invest.” I wrote an article few months back on it.
So no one can answer it perfectly. What I suggest it to look backward to last couple of years and check what has happened in past few years, How Real Estate works, What are new areas going to be developed sooner than other areas. For eg. Since 1970 to 1980 the property rates of Old Delhi areas were higher than new developing areas of New Delhi. Few people bought new houses & land during that time in new developing areas of New Delhi (These areas were Greater Kailash 1-4, Vasant Kunj & many other South Delhi areas which were under development those days). Even many people sold out their houses in order to buy new land/houses in new areas. Now a days, those areas of New Delhi have been fully developed and rates of these areas are 3-5 times higher than many areas of Old Delhi. Similarly there are many sectors of Noida like 15, 16, 18 where rates are 2-3 times higher than many of Delhi & New Delhi areas but these rates were never higher in 1980s or even in 1990s. During that time cows were roaming on the Noida streets but the fact was Government had vision and they had plans to develop Noida. Few people had trust on those plans and they invested in these sectors.

Importance of Highways & Expressways (Dec, 2011)
Another example is from Noida & Gurgaon. Both the cities were in the process of development from 1980 to 1990. Those who have taken decision on right time have gained a lot in terms of their properties values. Today Gurgaon developed more along the highways rather than across the highways. You may see more development along Delhi-Jaipur Road Or along Gurgaon– Sohna Road rather than across the roads. There are large number of sectors coming along the highway. Even cities on highway like Manesar, Dharuhera & Neemrana properties are in high demand. Few years back these were either villages or small towns.
One more example is from 2003 when Noida - Greater Noida Expressway was under construction, no one assume that properties in all sectors around Noida—Greater Noida Expressway would boom like anything in next few years of time and that happened. All sectors along the Noida/ Greater Noida Expressway developed faster than other sectors of Noida. In 2003 the Noida sectors like 94, 124, 125, 126, 127, 128, 131, 133, 132, 135, 129, 168, 96, 97, 99, 98, 105, 104, 108, 93, 137, 142, 143 etc. were not in picture at all. All these sectors were either developed or under fast development only after opening of Noida - Greater Noida Expressway opened up in 2003. Like always People prefer to live near highways; they want quick exit & quick entry for their cars, they feel secure living near highways. If you see many of the cities, they are developed more along with highways rather than vertical development. What I said all above things, it is also in conjunction with my below article posted few months back...
Look for Future Plans
New Developed areas will always have better infrastructure & Facilities as compared to old areas. The right decision needs to be taken at right time. We should decide the right time to move on.
One more question which may be coming to your mind is how should you know which area is going to be developed quickly in future? So nobody can perfectly answer this question but your own research would help you in this case. You need to find the future plans for that area. Future plans include Highways, Roads, Industries, Recreational Facilities and Hubs, Metro, Airport, Stadiums etc. Most of the state and central governments have future plans at least for next 5-10 years of time.
