1. When you invest in under Construction Projects, the appreciation starts from very next day.

1. Less risk in terms of cash transaction as you are handing over the cheque in name of builder. It is easy to trust.

2. You are aware that project is moving and you know the estimated time, when you would be able to get possession.

2. Rates are very cheap in fresh booking. When project moves, the rates roar.

3. When you choose any Property in under construction project, the resale price of that property are very lower as compared to Builder's Price. Thus you save a lot of money purchasing in resale. Buying a property in Re-Sale sometimes give you a lot of cost benefit.

3. There is no premium involved and you can own a project with very little down payment. There are lesser loans hurdles.

4. Returns in Noida region for buying property in resale is average 20-40% and sometimes higher than this. Thus it is considered to be a best investments as compared to other investments in market.

4. If you take timely decision, you get the best units in fresh bookings. It is quite difficult to get lower floor in resale while in fresh bookings, you may get lower floors, corner & park facing units.

5. The Noida Real Estate trend shows that many people have made enough money through sale & purchase of the property in the region besides they choose the right decision.

1. The under construction projects are in flow, thus by the time you decide to invest in them, the prices are already higher.

1. Most of the project takes around 6 - 12 months to start. The reason is that the projects are being launched quite early by the builders now a days.

2. Needs large investment and sometime you need to pay heavy premium.

2. The actual appreciation will start when construction starts. So the people have to wait for a long time till the project's constructions kick off.

3. Most of the properties sale and purchase is done in resale for under construction projects. Thus there is always a risk involved. Sometimes you  hardly know from where you are buying.

3. When you book any property in fresh, the resale rates for that property are much lower than the builder's rates. In case you have to resale your property immediately, you have to wait for 6-9 months, till the rates of resale comes closure to the login rate at which you purchased your property.

4. Few banks don't provide loans in re-sale OR they have complicated process to provide loan for a purchase of property in re-sale.

4. In Fresh Bookings for many of the projects in Noida, you don't have sometimes, the site plan, floor plan, specifications, FAR Ration and other required information for the project but the Real Estate Market for Noida is so emerging that people do compromise with all such things and go for fresh bookings. By the time if someone investigate all this information, the project either is sold out or you don't get better unit.

5. Because of lot of benefits in Re-sale, the inocent people get trapped sometimes by few crooks dealers and agents. Thus it is always advisable to go for a resale with your known agent even if there is small difference in price. 

5. You may not be aware of the quality of project as the project is not started yet. You have to trust the brand & builder.
