1. The under construction projects are in flow, thus by the time you decide to invest in them, the prices are already higher. |
1. Most of the project takes around 6 - 12 months to start. The reason is that the projects are being launched quite early by the builders now a days. |
2. Needs large investment and sometime you need to pay heavy premium. |
2. The actual appreciation will start when construction starts. So the people have to wait for a long time till the project's constructions kick off. |
3. Most of the properties sale and purchase is done in resale for under construction projects. Thus there is always a risk involved. Sometimes you hardly know from where you are buying. |
3. When you book any property in fresh, the resale rates for that property are much lower than the builder's rates. In case you have to resale your property immediately, you have to wait for 6-9 months, till the rates of resale comes closure to the login rate at which you purchased your property. |
4. Few banks don't provide loans in re-sale OR they have complicated process to provide loan for a purchase of property in re-sale. |
4. In Fresh Bookings for many of the projects in Noida, you don't have sometimes, the site plan, floor plan, specifications, FAR Ration and other required information for the project but the Real Estate Market for Noida is so emerging that people do compromise with all such things and go for fresh bookings. By the time if someone investigate all this information, the project either is sold out or you don't get better unit. |
5. Because of lot of benefits in Re-sale, the inocent people get trapped sometimes by few crooks dealers and agents. Thus it is always advisable to go for a resale with your known agent even if there is small difference in price. |
